Zoning Code Text Amendment
DescriptionA zoning text amendment is a change to the text in the Zoning Ordinance. A text change is a discretionary review to consider amending a specific policy language in the zoning ordinance such as the list of uses permitted in any zoning district; it could amend the setback required for a building or be an amendment which changes the size of a permitted sign.

Reviewer(s): The Planning Commission makes a recommendation and the Village Board makes the final decision
























Cash deposit: In addition to the application fee, the applicant must provide an initial cash deposit to cover the Village's review costs as set forth in a written pre-development agreement. Depending on the complexities involved, the applicant may need to deposit additional funds. Any funds remaining at the end, will be returned to the applicant.

Published Notice A formal notice is published in the Village's official newspaper as required by state law. This notice includes key details about the proposed application, such as the type of request, the applicant, location, and the date/time of the public hearing.

Neighbor Notice A written notice is mailed to all property owners within 300 feet of the subject property. The notice informs nearby residents of the proposed application and provides information on how to participate in the process.

ZoningHub The application and related documents are posted on the Village's ZoningHub site on the Pending Applications page. This digital posting ensures 24/7 public access to information and may include the petitioner's application, staff reports, dates for upcoming meetings, decision documents, and more.
