Building, Site & Operation Plan (BSO)

Description: Prior to issuance of a building permit, the Planning Commission reviews and recommends to the Village Board a site, building, and operation plan. A submittal should include but not limited to a narrative describing the proposed development, a site plan, a landscape plan, development renderings, a lighting plan, and other related materials describing the project.

Reviewer(s): The Planning Commission makes a recommendation and the Village Board makes the final decision.

$500 plus $2000 cash deposit

Can a decision of the Village Board be appealed?

Yes; appeals are made to the circuit court and generally must be filed with the court soon after the decision has been made.

What is a cash deposit and why is one required?

For some types of development reviews, the Village requires an upfront payment that is used to pay for the time spent by the Village engineer, attorney, planner, or other professional in reviewing the application. In that way, Village taxpayers aren't paying for the cost of development activities. If costs exceed the initial amount, the applicant will need to deposit additional funds. Any money left in the deposit will be returned after the review has been completed.

The Village cannot recommend any particular surveyor. We do however maintain a list consultants and offer it as a public service. Check it out HERE. You can browse the list or use the filter to find those providing the services you may need.
